As a valued customer of Ascent Homes, we can offer you exclusive benefits which help you sell your existing home quickly and efficiently.

Our Assisted Move Scheme allows you to reserve the plot of your choice for a fixed period, so you don’t miss out on your new dream home.

The scheme includes:

• An accurate and independent valuation from a local estate agent
• Marketing through a local agent to achieve the best price possible within 6 weeks
• Weekly progress updates including feedback on viewings
• Negotiation and qualification of all offers to ensure you get the best possible price

Ascent Homes will cover the cost of this service, including estate agency fees paid to a maximum of £3,000 

(subject to your agreement with Ascent Homes)*.

 

Terms and Conditions

1. Fees: Fees are paid up to £3,000, inclusive of VAT.
2. Plot Holding Period: Plots are held for a maximum of 4 weeks. If the property is not sold within this period, the plot will revert to an open market application, subject to weekly reviews if both parties decide to continue the scheme.
3. Assisted Move Reservation Fee:

  • A reservation fee of £150 is required, payable after valuation and agreement on the marketing strategy, to hold the plot for 4 weeks.

  • If cancellation occurs within the first 2 weeks, a full refund will be issued.

  • For cancellations between weeks 2-4, or if your property does not sell, a partial refund of £100 will be issued, with £50 retained for administrative costs.

4. Responsibility During Transition:

  •  If you vacate your property before the new build is complete, you are responsible for paying the associated fees.

  • Advance Northumberland (Ascent Homes) will reimburse these fees upon legal completion.

5. Right to Withdraw: We reserve the right to withdraw from any agreement at any time.
6. Valuation and Open Market:

  • Until the property is valued and a price is agreed upon, the plot will remain on the open market.

7. For Sale Board:  You agree to display a For Sale board at the property.
